Keep Point is an Italian Consultancy and Services Company, working in the environmental and energy field.

During the CMDBuild DAY 2018, Ms. Elisa Cùm speaks about their project with openMAINT and the use of BIM models:

“I am an engineer and my work in this project was about providing a BIM model of a public building in order to make it communicating with openMAINT.

We should say that unfortunately most Italian public buildings nowadays are not provided with BIM models, so we don't know exactly how they are made and the modifications that could occur; then the maintenance of those buildings is often outsourced and therefore is a high cost for the public administration.

Our objectives were to use openMAINT as a tool to remotely maintain buildings, in an easier, quicker and cheaper way, and to have it interfaced with a BIM model of the building, in order to keep it constantly updated with little to no effort from local technicians.

What we did was to define the BIM model features for a sample building, which means that we had to decide which objects we wanted to monitor (like HVAC supplies, fire defense supplies, spot lightnings, etc.) and which features of these objects we needed to check (for example, for a spot light the power consumption, the number of these… for a window the frame and panel materials, the thermal properties, etc.). Then we needed to define the openMAINT tasks, so if we needed openMAINT to provide an alert for routine/planned maintenance, for preventive or extraordinary maintenance, or if we didn’t need an alert at all, and if we wanted to system to track down every change occurring to the monitored features (like date of purchase, name of manufactures, date of breaking/fixing…) or not.

The first step was to develop a BIM model. The model that you can see here (image below)is a model of a primary school in a small town located near Udine. The BIM model has been developed with ArchiCAD. The model does not only involve the envelope of the building but also the equipment. Here we have an example of a feature like a heating unit, we know where it is placed inside the building and we have many other information about this object, like date of purchase, name of manufacturer, model, nominal heating power, and anything else that can be controlled.

Beside this, the school is equipped with sensors, which provide an indication of levels of temperature, relative humidity, CO2, VOC, etc. according to what we want to measure as targets defined. The sensors will provide data to the openMAINT model of the building, used to perform a throughout check of the building in order to create a constantly updated database and provide the previously defined alerts. So, for example openMAINT will have a constant check of the heating units and will use the information given to check if the system is always running correctly or not.

This image (image below)refers to the main functional schema, different buildings such as schools or the city hall, each of these provided with sensors that give the information through the internet to the server cloud where openMAINT is present; openMAINT shares the information with the Keep Point Monitoring & Control Center, which is connected and able to provide a constant check on what is going on effectively on each of these buildings.

Another interesting aspect is that with openMAINT we can have under control for example the whole municipality lightning system, we have the lights along the streets of the municipality and we can group them in different colors according to the main counter which commands them, and have a proper information about each street lamp.

Another interesting feature is the possibility to check remotely the temperature values, which are measured by the sensors. The operator can take a look at this (image below)and always be able to check if everything is fine; if he is skilled enough, he may not even need an alert from openMAINT, anyhow he is able to choose whether he can have an alert or not, according to how confident he feels about the issue”.
